What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you need, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement service, a certified appraiser takes measurements of the home with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area of the home and the overall layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.
